Spring Cleanup Terms & Conditions
The full conditions for approved Spring Cleanup services from JP Property Maintenance.
Published October 2, 2026These Terms & Conditions apply to Spring Cleanup services provided by JP Property Maintenance (“JPPM”). Approval of a Spring Cleanup quote confirms acceptance of the quoted scope, pricing, and these Terms & Conditions.
1. Standard Spring Cleanup Scope
Unless otherwise stated in the approved quote, a standard Spring Cleanup includes:
- Power raking
- Core aeration
- Leaf and seasonal debris cleanup from lawn areas, hardscapes, and garden beds
- Lawn cutting
- Trimming
- Two disposal bags
For the purpose of these terms, seasonal debris means leaves, dead grass, thatch, small naturally occurring plant material, and similar debris ordinarily accumulated over the winter and previous maintenance season.
For Spring Cleanup services, one disposal bag refers to a standard 55-gallon contractor bag used by JPPM. Bags will be filled to a reasonable volume and weight based on the type and condition of the material being collected. JPPM may use additional bags where necessary to prevent unsafe lifting, tearing, or excessive bag weight.
Additional disposal bags beyond the two included bags will be charged at the applicable rate identified in the approved quote.
Services outside the standard scope are not included unless specifically identified in the approved quote or subsequently authorized by the client.
2. Quoting & Property Conditions
Spring Cleanup quotes are generally prepared without an in-person property inspection.
Pricing is based on the information reasonably available to JPPM, including property size, requested services, client-provided information, and the reasonable assumption that the property has received ordinary seasonal care and contains an amount of seasonal debris typical of an annually maintained property.
Clients are responsible for advising JPPM of unusual or excessive property conditions that could materially affect the amount of work required.
Approval of a flat-rate Spring Cleanup does not require JPPM to provide unlimited labour where actual property conditions substantially exceed the conditions reasonably contemplated by the standard service.
3. Excessive or Neglected Property Conditions
Normal variation in seasonal debris is expected, and additional disposal bags alone do not necessarily mean that a property falls outside the standard Spring Cleanup scope.
Conditions may be considered excessive where they substantially exceed what would reasonably be expected at an annually maintained property. Examples include:
- Multiple seasons of accumulated leaves or debris
- Heavy or deeply matted organic material
- Severely neglected lawn or landscape areas
- Excessive branches or fallen material
- Significant garbage or non-organic debris
- Excessive pet waste
- Debris requiring substantial hand removal
- Other conditions requiring significantly more labour than reasonably anticipated for a standard Spring Cleanup
If excessive conditions are discovered, JPPM may pause or stop some or all of the cleanup and contact the client before proceeding with additional work.
JPPM may complete some portions of the standard cleanup before excessive conditions become apparent or before work is stopped.
If additional work is not authorized, or the client cannot reasonably be reached, the property may be left partially completed. The client remains responsible for work already completed, disposal bags used, and any other previously authorized charges, subject to the approved quote and applicable law.
JPPM may photograph or otherwise document excessive property conditions for service documentation and to explain any recommended change in scope.
4. Additional Work & Changes to Scope
Work outside the approved Spring Cleanup scope requires additional client authorization where it would result in additional charges beyond those already disclosed and agreed to in the approved quote.
Where additional work is required, JPPM may provide revised pricing, an additional quote, change order, or other written authorization before proceeding.
Additional work will be charged according to the pricing authorized by the client.
Pre-disclosed variable charges specifically included in the approved quote, such as additional disposal bags at a stated rate, do not require separate authorization each time they are incurred.
5. Debris & Disposal
Two disposal bags are included with the standard Spring Cleanup.
Additional bags required during the cleanup will be charged according to the applicable rate identified in the approved quote.
Additional bag charges account for the additional labour involved in collecting, handling, and bagging material, as well as disposal where applicable. Bag charges therefore continue to apply where a client requests that bagged material remain on the property.
Standard Spring Cleanup is intended for ordinary seasonal organic debris.
Unless specifically included in the quote, standard cleanup does not include removal of:
- Large branches or substantial woody material
- Soil or sod
- Rocks or gravel
- Construction materials
- Household garbage
- Hazardous or sharp materials
- Animal waste
- Other abnormal or non-seasonal material
- Pine needles or pine cones
6. Garden Beds
Standard Spring Cleanup includes blowing and removal of reasonably accessible loose leaves and seasonal surface debris from garden beds.
Standard garden-bed cleanup does not include:
- Weeding
- Pruning
- Cutting or removing perennial growth
- Detailed hand-cleaning around individual plants
- Removal of deeply embedded or heavily compacted material
- Removal or redistribution of mulch, soil, or landscape fabric
- Restoration of neglected or overgrown garden beds
- Dedicated pine needle or pine cone removal
JPPM will take reasonable care around visible plants and landscape features. Early-season vegetation can be difficult to see, and clients should identify delicate, newly planted, or otherwise sensitive plants or areas before service.
7. Pine Needles & Pine Cones
Pine needle and pine cone removal is not included in the standard Spring Cleanup and may require additional service and charges.
During normal cleanup operations, crews may incidentally remove minor amounts of pine needles or cones where convenient or necessary to perform the standard service. Incidental removal is performed at JPPM’s discretion and does not mean that pine needle or pine cone cleanup is included in the standard service.
Properties requiring dedicated or substantial pine needle or pine cone removal may require separately authorized additional service.
8. Power Raking
Power raking is intended to remove loose dead grass and thatch from the lawn.
Power raking may expose existing turf conditions previously concealed by dead grass or debris, including:
- Thin turf
- Bare areas
- Winterkill
- Snow mould damage
- Vole or other animal damage
- Pet damage
- Disease or deterioration
The appearance of these conditions following cleanup does not necessarily indicate damage caused by JPPM.
JPPM may reduce, modify, or omit power raking in areas where performing the service could reasonably cause unnecessary damage. This may include excessively wet or soft ground, newly seeded or sodded areas, severely weakened turf, or other unsuitable conditions.
9. Core Aeration & Underground Hazards
Clients are responsible for clearly identifying or marking private or shallow underground features that may be affected by aeration, including:
- Irrigation and sprinkler heads
- Shallow irrigation lines
- Invisible pet fencing
- Landscape-lighting wiring
- Private electrical or communication wiring
- Drainage components
- Other privately installed underground systems or objects
Clients should ensure irrigation systems are turned off while service is being performed.
JPPM is not responsible for damage to unmarked private underground features or improperly or shallowly installed systems that could not reasonably be identified before service.
If JPPM is advised that an underground system exists but its location cannot reasonably be identified, JPPM may omit aeration from the affected area or leave an appropriate safety buffer. Such an omission will not be considered an incomplete service.
10. Property Preparation & Access
Clients are responsible for ensuring the property is reasonably prepared and accessible for service.
Before service, clients should:
- Remove toys, hoses, extension cords, pet items, portable decorations, and other loose objects from service areas
- Remove or secure fragile items
- Remove pet waste
- Unlock gates and provide access to all areas included in the service
- Identify unusual hazards or sensitive areas
- Move vehicles where they prevent reasonable access
- Identify unclear property boundaries or areas that should not be serviced
- Identify or secure low-hanging or overhead objects that may interfere with normal service
The client does not need to be present for the Spring Cleanup. Once the quote has been approved, JPPM may attend the property and perform the approved work when the property is reached within the seasonal schedule, provided reasonable access is available.
JPPM is not required to return at no charge for areas that could not be serviced because of locked gates, vehicles, pets, obstructions, inaccessible areas, or other client-controlled conditions.
A return visit required for these reasons may be subject to additional charges.
11. Pets & Animal Waste
Pets must be secured indoors or otherwise kept safely away from areas where crews are working.
JPPM may delay, stop, or refuse service where an animal presents a safety concern.
Pet waste must be removed before service. Small incidental amounts may be worked around where reasonably practical.
Properties containing excessive pet waste may have affected areas skipped, may require additional service, or may be rescheduled.
Pet-waste removal is not included in the standard Spring Cleanup.
12. Hidden Objects, Overhead Hazards & Existing Property Conditions
Spring Cleanup involves commercial lawn equipment, including power rakes, aerators, mowers, trimmers, blowers, and other equipment capable of striking, moving, or coming into contact with objects within the service area.
Clients are responsible for removing, securing, or identifying hidden, difficult-to-see, low-hanging, or unusual hazards, including:
- Rocks
- Stakes
- Wire
- Hoses
- Toys
- Landscape lighting
- Decorations
- Irrigation components
- Low-hanging wires or cables
- String lights
- Clotheslines
- Hanging decorations
- Low or delicate branches
- Temporary structures
- Similar hazards or obstructions
JPPM will take reasonable precautions but is not responsible for damage resulting from hidden, unmarked, improperly installed, deteriorated, or pre-existing conditions that could not reasonably have been identified or avoided by the crew during normal service.
Loose, deteriorated, improperly installed, or previously damaged property features may be particularly vulnerable during normal cleanup operations. This may include edging, fencing, screens, landscape lighting, ornaments, window wells, garden structures, and similar features.
13. Property Boundaries
Clients are responsible for identifying unclear property boundaries, shared areas, or portions of the property that should not be serviced.
Where boundaries have not been identified, JPPM may perform work within areas that reasonably appear to form part of the property or approved service area.
14. Water Features & Sensitive Areas
Clients are responsible for identifying and reasonably protecting ponds, fountains, pools, water features, delicate landscape features, and other sensitive areas before service.
Blowers and other cleanup equipment may create airborne dust and debris. Windows and doors should be closed, and sensitive outdoor items should be removed or protected before service.
JPPM will take reasonable precautions around known sensitive areas but cannot guarantee that all airborne dust, leaves, or fine debris will be prevented from entering exposed areas.
15. Cleanup Standard
Spring Cleanup is intended to provide a visibly clean, professionally maintained appearance consistent with normal seasonal property-maintenance practices.
Complete removal of every leaf, blade of dead grass, or small piece of organic material cannot be guaranteed, particularly where material is trapped beneath structures, embedded within vegetation or mulch, inaccessible, frozen, wet, or otherwise difficult to remove without disturbing the surrounding landscape.
Service quality is assessed based on the overall finished condition of the property rather than complete removal of every individual piece of debris.
Pine needles and pine cones remain excluded from the standard service as described in these terms.
Debris entering the property after service because of wind, weather, neighbouring properties, trees, animals, or other causes does not make the original service incomplete and does not qualify for a complimentary return visit.
16. Property Readiness, Scheduling & Routing
Spring Cleanup can only be performed once property conditions are reasonably suitable for the work.
Clients are asked to notify JPPM when their property is substantially free of snow and the lawn and service areas have dried sufficiently for cleanup equipment and foot traffic.
Notification that a property is ready does not guarantee immediate service or establish a service date. It advises JPPM that the property may be considered for scheduling once its geographic route is being serviced and conditions are otherwise suitable.
Approval of a Spring Cleanup quote reserves service within JPPM’s seasonal cleanup schedule but does not guarantee a specific service date unless expressly confirmed by JPPM.
Spring Cleanups are geographically routed and scheduled based on factors including:
- Route density and operational efficiency
- Property readiness
- Ground and lawn conditions
- Weather
- Remaining snow cover and frost
- Crew and equipment availability
- Other operational requirements
Properties may become ready at different times, even within the same neighbourhood. JPPM may therefore adjust routes and service order throughout the season.
JPPM will make reasonable efforts to provide advance notice of scheduled service where practical. Advance notice is provided as a courtesy and may vary due to weather, routing, ground conditions, crew availability, and other operational requirements.
Requested, anticipated, or previously communicated service dates are not guaranteed unless specifically confirmed as such by JPPM.
17. Spring Cleanup Season & Weather Delays
JPPM’s regular Spring Cleanup season generally runs through May 31.
May 31 represents the normal end of the seasonal cleanup period and is not a guaranteed completion date.
Spring Cleanup scheduling is dependent on suitable weather, snowmelt, ground conditions, property readiness, route capacity, crew and equipment availability, and other operational circumstances.
Snow, frost, saturated soil, standing water, rain, prolonged wet conditions, extreme weather, equipment failure, or other circumstances outside JPPM’s reasonable control may delay, modify, or prevent service.
JPPM may postpone or omit work where proceeding could reasonably:
- Damage the lawn or landscape
- Cause excessive rutting or compaction
- Produce an unacceptable result
- Create unsafe working conditions
- Cause unnecessary equipment damage
While JPPM will make reasonable efforts to complete approved Spring Cleanups during the regular season, completion by May 31 cannot be guaranteed where weather, ground conditions, property readiness, scheduling capacity, or other circumstances reasonably prevent completion.
Where an approved cleanup cannot reasonably be completed during the regular Spring Cleanup season, JPPM will communicate with the client regarding available options.
18. Safety & Right to Refuse Service
JPPM may refuse, postpone, modify, or discontinue work where conditions present an unreasonable risk to employees, equipment, the property, neighbouring property, or the public.
This may include, but is not limited to, unsafe access, aggressive animals, hazardous or sharp materials, unstable ground, dangerous obstructions, excessive animal waste, or other unsafe site conditions.
Where reasonably possible, JPPM will advise the client of the condition preventing service and any steps required before work can continue.
19. Cancellation After Quote Approval
Once a Spring Cleanup quote is approved, JPPM reserves service capacity and may begin incorporating the property into seasonal scheduling and route planning.
Subject to any cancellation rights provided by applicable law, cancellations made after quote approval may be subject to a $35 cancellation fee.
The fee helps account for administrative work, reserved seasonal capacity, and scheduling changes resulting from cancellation after service has been accepted.
JPPM may waive the cancellation fee at its discretion where circumstances reasonably warrant.
If a crew has already been dispatched, arrived at the property, or work has begun, charges may also apply for work performed or costs reasonably incurred.
20. Pricing, Taxes & Payment
Unless otherwise stated in the approved quote, quoted prices are exclusive of applicable taxes. GST will be added where required.
Invoices are due by the 15th of the month, unless different payment terms are specifically stated in the approved quote or invoice.
Overdue balances are subject to a 2% monthly late charge.
Credit card payments may carry a disclosed processing fee of up to 3%, limited by the applicable card-network cap and JPPM’s actual card acceptance cost.
Clients remain responsible for authorized variable charges, including additional disposal bags and approved additional services, in addition to the base quoted price.
21. Quote Validity
Unless otherwise stated, Spring Cleanup quotes are valid for 30 days.
Pricing and availability may be revised after the quote validity period expires.
The approved quote and these Terms & Conditions together define the agreed service. Changes to the approved scope may require revised pricing, a change order, or additional client authorization.
22. Service Concerns
Any concern regarding the quality, completeness, or potential damage related to a Spring Cleanup must be reported to JP Property Maintenance within 48 hours of service completion.
This timeframe allows JPPM to reasonably review the condition of the property before weather, wind, new debris, regular property use, third-party activity, or other factors materially change site conditions.
Clients are encouraged to provide photographs when reporting a concern.
JPPM will review concerns reported within this period and, where appropriate, determine reasonable corrective action based on the approved scope, documented site conditions, and work performed.
Concerns reported after 48 hours may not be eligible for complimentary corrective service where JPPM can no longer reasonably verify the conditions that existed immediately following the cleanup.
