Commercial snow removal starts with how the property operates. A parking lot needs space for vehicles and agreed snow storage, while entrances, steps and sidewalks need their own clearing plan. JPPM scopes these areas separately so a property manager can choose plowing, pedestrian service or a coordinated agreement for the whole winter site.

A retainer suits a site that wants a planned place in the winter operation and a defined included-service arrangement. It is not unlimited plowing. The agreement identifies what counts as a qualifying visit and whether work beyond the included visits is automatically authorised at the agreed rate or requires an on-call approval.
On-call service can suit a property that wants to request individual work rather than maintain a standing retainer. It does not reserve the same automatic response as a contracted route. Compare the dispatch arrangement, accumulation trigger, snow storage, traction treatments and records alongside the rate. Two sites with the same paved area can have very different operational priorities.
Condo and apartment sidewalk agreements can use JPPM’s residential timing standard when agreed: accumulation beginning before 10 AM generally receives same-day service, and accumulation beginning after 10 AM generally receives next-day service. Visits generally occur between 6 AM and 10 PM on the service day rather than at a fixed arrival hour.
If a visit is completed while snow continues falling, an agreed residential-style program can expect a following-day return for continued accumulation under the 10 AM rule and applicable terms. The property proposal identifies public frontage, private walks, entrances, steps and any additional pedestrian areas; commercial inclusions are mapped to the site.
Storefronts, offices and schools may need key entrances and pedestrian routes ready before staff, students or customers arrive. We review operating hours, deliveries, priority doors and capacity before quoting a pre-opening service window. Earlier service is an express site-specific commitment, not an automatic inclusion in every commercial sidewalk program.
A home-based business may fit a residential service plan or need a commercial pedestrian scope depending on customer access and operating hours. Parking lots and mixed-use properties can pair either sidewalk approach with separate plowing. Identify parking stalls, drive aisles, loading zones, drainage, curbs and approved snow-storage areas before winter. Ordinary push-and-pile plowing uses that agreed storage. When banks occupy valuable space or need to be moved, on-site relocation, pushback or off-site snow hauling can be quoted as distinct equipment work. Hauling is not assumed to be included with every regular plow.
Vehicle-area traction and pedestrian ice management are discussed by zone. The proposal defines the treatments, triggers and charges that apply. Service notes, photos or time records support the agreed reporting arrangement, helping property managers review attendance, conditions and work completed. JPPM maintains WCB-Alberta coverage and business insurance, with current documentation available on request for contractor onboarding and property-management records.

For regular lawn mowing and snow shovelling, the property instructions and seasonal route plan keep service organised.
